A leading Indian real estate player planning luxury residential development in Delhi NCR and Bengaluru. Before finalising the product, pricing, and communication, the developer needed a deep, qualitative understanding of how the country's wealthiest buyers — the UHNI and HNI segments — actually approach a luxury home purchase. The study aimed to uncover luxury home buyer insights in Delhi NCR and Bengaluru, understand luxury residential buying behavior, and identify what draws affluent buyers in, what holds them back, and where current offerings fall short. Market Xcel was engaged to deliver UHNI consumer insights for luxury housing projects, directly from buyers' own words.
Objective of the Study
To uncover the home buyer behavior and decision logic of affluent consumers across two of India's most competitive luxury markets and translate those findings into a clear product and communication strategy. Specific objectives included:

Research Methodology
Given the seniority and scarcity of the audience, the study used In-Depth Interviews (IDIs) conducted through a mix of online and face-to-face sessions, scheduled around the convenience of each respondent to enable candid conversations. This HNI research delivered deep qualitative insights into the real estate buyer journey of India's most affluent consumers.
